DUE TECHNICAL DILIGENCE, HOTEL PORT DE LA CREU

With the aim of minimizing as much as possible the risks of a large-scale investment, such as the acquisition of a new hotel complex, the SMY Hotels chain has entrusted Landem with carrying out the technical Due Diligence of the Hotel Puerto de la Cruz in Tenerife.

Our main task has been to determine the constructive state of this hotel, located to the east of the historic center of the municipality of Puerto de la Cruz, both in terms of architecture and finishes as well as facilities, in addition to carry out an urban planning analysis of the hotel’s current situation and an economic assessment of the work required to correct pathologies or deficiencies present in the hotel. Relevant data that must be taken into account to assess the profitability of the investment.

To this end, we check the degree of conservation of the structural and enveloping system as well as compliance with accessibility conditions, we study the possible pathologies or deficiencies present in the building and verify the current state of the facilities and the degree of conservation in order to detect possible contingencies.
